Dollar General construction set for May
Although the bid has yet to be awarded to a construction company, a Dollar General spokeswoman said construction for the new Minneota business along Highway 68 is expected to begin in early May 2018.
“We have four or five bids and our construction division is handling that part of it,” said Mary Ann Wervey, Principal/Vice President of Retail Development for the Zaremba Group LLC that is representing Dollar General.
“They are going over all the bids now and the winning bid should be announced in the near future.”
Zaremba Group typically will bid the actual construction to four or five general contractors who will then secure local contractors for the job.
The general store opening is tentatively expected to be around the beginning of September 2018, according to Wervey.
“I’ve been to Minneota two or three times to look over the piece of property and to meet with the city people to secure all the necessary paperwork,” said Wervey, whose office is in Cleveland, OH.
“The Minneota and the Minnesota people were all very nice to work with.”
The Zaremba Group provides build-to-start retail development programs for retailers across the country. Each project is assigned a dedicated team tailored to the retailer’s specific needs. Dollar General put up nearly 1,000 new stores across the country in the past year.
“Dollar General reviews all the markets and gives us assignments to do studies,” said Wervey. “We then determine which markets we feel will make a good place to put up a new store.”
The building to be constructed in Minneota will be 7,500 square feet (approximately 85 feet by 85 feet) with the entire property being 0.92 acres. Dollar General typically builds two sizes of the stores with the Minneota building the smaller of the two.
Fill will be needed before the construction begins, according to Wervey.
“The existing site is lower than the existing road,” she said.
“So we will need to raise it up.” That property was sold to Dollar General by PBM Land Management, LLC, from Pipestone last March.
PBM Land Management is the owner of Minneota Building Center. The new Dollar General store will be located on the south side of Highway 68 across from Highway 68 Liquor.
Dollar General, represented by Wervey, applied and was approved by the Minneota City Council for a zoning permit last April, then was approved for the building permit on June 12, 2017; citing that all requirements met no justifiable reasons to not approve.
Dollar General had 16 stores in Minnesota in 2012. Five years later, the Tennessee-based company has 223 locations in the state.
The company converted Turner’s Department Store in Springfield, KY, into its first store in 1955.
It now boasts over 14,000 stores in 44 states.
